Course-frontage buying, honestly
A fairway view is a real premium — and a real set of trade-offs. Here's what to sort out before you pay for one.
Every home and lot in Hot Springs Village carries a mandatory Property Owners' Association (POA) assessment — a recurring charge, billed monthly, that funds the roads, gates, lakes, and course infrastructure that make the Village what it is. The POA typically sets a higher assessment for improved (built-on) lots and a lower one for unimproved lots, with figures adjusted over time by the board. Recent published figures have put the improved-lot assessment in the neighborhood of roughly $115 per month and the unimproved-lot assessment near $50 per month, but these numbers change — verify the current fee schedule directly with the POA before you budget. This assessment is separate from, and on top of, any golf membership or club dues.
The assessment is the price of admission to the whole Village amenity set. Weigh it as a fixed monthly line item alongside your mortgage, insurance, and Garland County property taxes — not as an afterthought.
